We like to ensure that we have all available information prior to drafting a fee proposal and to ensure this is the case we offer a free no obligation meeting to discuss your project, establish if there are any potential issues and to discuss at length exactly what you are look to achieve, so that may provide you with the most relevant advise and suggestions as to how we can help you obtain you goals.
This is what we do.
We were lucky enough to be brought into this project before the property was even purchased, we took the client through every stage from start to finish over a two year period, we designed the extensions, loft conversion and internal layout changes, obtained all relevant approvals. We produced a Schedule of Works for the builders to price against and were then asked to administer the Contract whilst the works were being carried out.
We hit a couple of bumps along the way but between us, the client and the builder we ensured they were as painless as possible for the client. To say that the client was over joyed with the end result is an understatement.
During our initial discussions will take notes of what you are looking to achieve and provide you with a detailed written fee proposal with all of the fees you may expect to incur.
Once we have received your written instruction we will carry out a measured survey of your property, this will then be drawn up and we will put together a scheme or two based on your requirements. If we find something does not work for some reason we will discuss this with you and find an alternative that meets your needs and should you require any revisions to the scheme we will of course make them for you, after all this is your home and it needs to work for you.
Once you have confirmed that you are happy with the scheme and any revisions have been made we will complete the relevant application for the Council, elevate the drawing to Planning standard and once everything is complete we will submit the application on your behalf, details are then emailed to you directly of how to pay the relevant local authority fees.
We will keep you up to date with any feedback from the Council during the 8 week process; once a decision has been received we will of course notify you straight away of the outcome.
Once Planning approval has been obtained and you have provided confirmation to proceed on to the next stage of the project, we will create Building Regulation drawings for you; just to explain in lay mans terms Planning is whether you are allowed to construct and if so what it will look like, where as Building Regulations are how you intend to construct it, which of course need to meet Building Regulation standards.
At this point we will be able to confirm if structural calculations are required and if so we can provide you with a quote from an engineer that we have worked with in the past.
Once we have received Full Plan Approval from Building Control we can advise if you need to obtain a Party Wall Agreement with your neighbour, along with any further advise that is applicable to your project.
Building Over/Near to Water Agreement
A Build Over/Near to agreement is often obvious and we can provide you with assistance in obtaining this, there are occasions that this is advised during the Building Regulation process, either way we are happy to submit the application on your behalf and once received we will issue all of your approvals and long with the approved drawings and engineers calculations (if applicable ) in a Completion email so that you have everything in one place.

After and excess of 25 years in a variety of Building Surveying roles there is little that phases or surprises us. We are willing to give most things a try; If however what you are wishing to do in our opinion has little to no chance of being approved by Planning or can not physically be constructed to Building Control approval, we will tell you during our initial meeting. We are not in business of making money on schemes we no will never work, you are of course more than welcome to seek a second opinion but I would suggest that be the opinion of the Council as they are best placed to confirm our thoughts.
We have built good work relationships with local councils and have partnered with Tendring Building Control, what this means is that we know that not only will we receive consistent planning checking but that it will be carried out thoroughly and to a high standard. The team from the Administration staff through to the Building Control Offices are always approachable, helpful and conscientious, which is why we chose to partner with them.
